&quot;Further our telephone conversation, I can confirm you we´ve got building licences for the construction of your apartment. As I explained you the licences took a lot of time because of Murcia Town hall.
 
I send you a couple of pictures of phase III with three cranes so you can feel better. I hope this is helful for you and your friends in phase III.
 
All the owners will receive soon a copy of the building licenses.&quot;

I can sympothize with phase 3 owners we paid our deposit for phase one in 2004 and we have literally, at last, just completed on our property.

Can i just say that it is everything we expected and is in a lovely position, patience is something that we have learnt whilst going through the Spanish property buying process.

Both John and I can see that Corvera is going to be something special when it is completed and hope that phase 3 and phase 4 owners can get some clarity on their completion dates.

Your monthly updates and pictures certainly kept us going during the long wait

I just spoke to Corvera and I was told that the licenses for phase 3 have been granted! I spoke Leila, a lady in after-sales. I asked here when the license were granted, but she said she wasn&#039;t sure, but she did say that she would ask her manager and she&#039;s going to send me a scan of the license by email. As soon as I get this (assuming I do!), I will let you know. 

I also asked her if there was any chance of a price reduction on phase 3? She said that all the properties have been sold and there was &#039;no need&#039; to reduce the prices. She also said that most of the properties in phase 4 have been sold and they haven&#039;t reduced the prices on those either.

I think the real question is whether Corvera have applied for the phase 3 license or not, and if so, when will the license be granted. Corvera are contractually obliged to complete within 18 months of getting the license, so I am not too concerned about when they start building, once the license is granted. However, I am very concerned that the licensing process could go on for years if it suits Corvera to not even apply for the license. When you are speaking to one of the managers, could you please try to get some information on whether Corvera have indeed sought a license for phase 3 as yet?

Regarding house prices, the point I am making here is that perhaps Corvera should revise the selling price for these properties downwards, considering they haven&#039;t even broken ground on phase 3 yet. It was reasonable to charge 2007 prices based on them getting the license in 2007, but to me it seems grossy unfair of Corvera to stick with 2007 prices in the current climate, and if nothing else it would take the sting out of the tail for phase 3 owners who are waiting in the region of 2.5 years (so far) for building to begin.

I intend getting legal advise on the contract. I need to get the Spanish version of the contract first, as I intend contacting a solictor in Spain.

You really do need to speak to your legal representative regarding the contract, deposits returned, etc, I would hate to offer an opinion that was incorrect and I really do not know the legal position regarding your contract.
Too many people offer their opinion and quote is as fact in Spain and I do not think that will be beneficial if I do that.
