Corvera Golf and Country Club - Report July 2009

Fantastic news everybody, the first owners have now completed their purchase and already many more have followed suit!

There was a champagne reception and everybody was “over the moon” that at last the project has become a reality. Since that first completion, the staff at Corvera have been flat out working around the clock trying to accommodate people and finalise the purchase of the clients properties.

Contrary to some reports, most of the prospective owners appear to be very happy indeed with the development and their new homes, and most can not wait to move in. Please remember there will always be some problems, but there have been well over a thousand properties sold and most are very excited about owning a property on Spain’s newest premier golf resort.

We ourselves are very busy right now with all the snagging reports. We have started the deep clean process to allow the installation of the furniture, and we are being contacted by at least eight clients per week to help and assist with all the completion issues, so excellent news all round!

The resort has progressed at a fantastic rate, the new entrance and security gate has now been completed and the sight that hits you when you go over the brow of the hill and enter the resort is amazing. The entrance avenue has been planted with mature plants and shrubs, and it looks very well established already.

There is a beautiful roundabout and children’s play area and that sets the tone for the rest of the resort, you know we love it but wow!

People have already moved in and I actually saw some people in one swimming pool, they were ladies so no photos I am afraid, don’t want security chasing me away!!

A number of private swimming pools have now been completed. The ongoing planting process has continued with many thousands of plants and shrubs being planted throughout the resort. Most of the communal swimming pools have been filled and I swear that one pool had a deep end of about 15 feet, the pool was massive and so deep, I guess that is the scuba diving training pool.

The photos that accompany this report will hopefully give you some idea of the progress - yes it still resembles a construction site to some degree, however in about 6-8 weeks we will be cooking for sure! Lots of cranes have now been removed, and have been replaced with children’s play area’s and exercise stations (I plan to stay well away from these)

Oh and yes, the golf course is getting green and the driving range is all but complete. I walked part of the golf course and it was brilliant, the lakes are enormous and all buggy and cart paths are now in and snake throughout the golf course.

Now that the areas between the apartments have been grassed and planted with a huge array of shrubs, the space is tremendous and not one area of the resort looks cramped, there is so much space everywhere.

For those people that have yet to visit and have not been here for a while, you really are in for a treat, you will be completely amazed with the progress and the quality throughout, guaranteed!!

Or as we like to call it “Corvera Airport!” - That’s right our own dedicated airport whizzing us - or our clients - from the dreary UK to the sunny golf course of Corvera without any hassle at all! We know the nay sayers have been harping on about delays - or worse - with the airport, but yet again a news story “from the horses mouth” shows that there is nothing to fear, and that the airport is on course for it’s 2010 debut! We reprint the story in it’s entirety below:

The construction work to build the new international airport at Corvera is still underway despite the general economic crisis that Spain is suffering, and in particular the financial problems the airport’s principle shareholder - the construction company, Sacyr Vallehermoso seem to be experiencing. None of this will delay the opening of the airport!

This is what the President of the Region of Murcia, Ramon Luis Valcarcel and the Minister for Public Works Jose Ballesta and the President of Sacyr, Luis Rivero stated during a visit to the airport construction site in Corvera earlier this week. The President of Sacyr has announced that it could possibly be putting on the market between 10 and 15% of it’s shares in the airport but this does not have any relation whatsoever to the company’s financial situation after news that a deal with Repsol has fallen through to a Russian company. This deal would allegedly generate enough funds to cover the company’s loses in the construction sector.

After just six short months, since construction began on the 24th of July on the 3,000 hector plot which will soon be the new international airport, the outlining shapes of the new passenger terminal and control towers can already be seen. The rough silhouette of the 3 km runway is also now just beginning to be seen.

President Valcarcel added, “This is not like the Tajo-Segura water project; the construction work on this airport has a deadline date which must be met.” If this project evolves in the way that President Valcarcel believes it will then the construction work should be completed by August 2010, however this will not mean that the airport will be ready and open to the public as after the construction work has finished there will be a time period of several months where tests will have to take place before the final permissions are given to the project.

During the inspection to the site, Minister of Public Works, Jose Ballesta commented that once the airport is open it will be capable of handling 16 flights per hour which is the equivalent of approximately 2,200 passengers. President Valcarcel added, “Hopefully within a very short time the airport will be operating close to 24,000 flights per year and handling more than 3 million passengers.

There has been a lot of rumours flying concerning the new airport in Corvera. Including, as per usual, some nay-sayers predicting that it would never be built, or that it will take years to finish. It’s never as bad or slow as some people think, and usually, once a project is started in Spain it often exceeds expectations by completion. Just look at Roda Golf, which is bedding in so beautifully, and Corvera Golf and Country Club (see full our report from last week) which is taking shape as one of the premier golfing complexes in Europe! We think that people forget how long huge projects like this take to complete in the UK, and how they very often go over time….and budget!

When we were in Corvera last week with our photographer we drove out past the airport, and were pleased to see much activity. There are numerous portacabins for workers, and cranes evident along the horizon. Access roads for construction vehicles and personnel have been made. Corvera airport is being built. Right now, there were additional portacabins being constructed as we were there and clearly there is a massive amount of work currently being undertaken with yet more workers still to arrive.

As far as we can make out the first stone was laid on the 3rd of July between Corvera and Fuente Alamo (Google map).  The national Spanish news papers report that Corvera Airport is intended to serve a comprehensive range of UK and European low-cost airlines (Companies mentioned include Ryanair, Vueling, Air Europa, Air France, Iberia and TUI, amongst others), and that it is hoped to commence flights in there in 2010. It has been widely speculated that the airport would take two years to build. So 2010 seems reasonable…even if it is late 2010!

Development of the new, privately run, airport will take place in two stages, the first will cater for up to 1.5 million passengers a year (running 24 hours a day) and is projected to cost 106 million euros, and the second stage will cater for a further 3 million passengers at an estimated 45 million Euros. In contrast Aena Spanish Airports puts passenger volume at San Javier airport last year at close to 2 million people on more than 20,000 flights. As a private airport, Corvera will be able to offer lower fairs and greater flexibility than the airlines receive at state-managed “Aena” airports. The total area will be 300 hectares, with a runway of 3,000 metres. It will have five hangars, and will be able to handle seven flights every hour. The construction, and forty year management contract has been awarded to Aeromur S.A. They have employed “Sacyr” to carry out construction work. (You can see their sign in our photos too)

It was inevitable really that that a new airport would have to be built. Major expansion work continues at the existing San Javier airport, just like Alicante airport, which is expanding as we speak. This year, it is expected that passenger numbers at San Javier will be approaching two million! Indeed between January and July this year there were more than 900,000 passengers arriving at San Javier, a 24% increase on the same period for last year! The area has to have a new airport! We predict that we will be arriving at that airport soon, from rainy England, ready for a round at Corvera. Just wait and see!

We also timed our journey from the Corvera Golf and Country Club to the airport and it took less than 5 minutes, the flight path is nowhere near the resort so this is absolutely fantastic, for those worrying about Corvera Golf and Country Club, it may take a little longer to achieve the true investment potential, or to be the completed 5 star resort we hoped for, but in our opinion it is inevitable that it is going to happen and with the new airport well under construction, this is just another step in the right direction, look out for further news and updates shortly and please feel free to leave your comments.
